Why this one-bedroom ‘garage house’ in the Perth Hills hit the market for $700k

A tiny wooden cottage in the Perth Hills has hit the market with a price tag of $700,000.

The unique one-bedroom, one-bathroom home on Dalry Road was originally built as a coach house for horse carriages by pioneer Darlington resident Alfred Sandover in 1918.

Sandover was a well-known hardware merchant and philanthropist who in 1921 donated the medal bearing his surname as the West Australian Football League’s annual award recognising the league’s fairest and best player of the regular season.

Sandover later converted the coach house into a small two-roomed house for his chauffeur and it became known as the ‘Garage House’. It was later used by his son Eric to entertain his friends.

The Agency’s Patrick Harper said it was the first time the historic building had been offered for sale and was a rare opportunity to secure a landmark property positioned in one the best streets in Darlington.

“Situated on 2241 square metres, this little ripper is a rare opportunity for someone to utilise it as a weekender or retain the ‘Garage House’ as an Airbnb and build their forever home,” he said.

“It is very quaint with jarrah floors, original corrugated roof and open fireplace.”

Harper said he was seeing more buyers from the coast and the city looking for a ‘tree change’ since the start of the pandemic.

“The Hills has more space so we are seeing an increase in the number of young families looking for properties who are also attracted to the good schools in the area.”

According to data from REIWA, the median house price in Darlington is $815,000, an increase of 25.4 per cent between March 2021 and March 2022. The average number of days to sell a property is 15.

Last month Perth’s median house sale price was $525,000, with data showing 64 Perth suburbs recorded price growth during the month.

CoreLogic’s Perth home value index increased 0.6 per cent during May, bringing total growth for the 2022 calendar year to date to 3.6 per cent.
